Please read the following terms of use closely before using our website and booking any apartment. By accessing, browsing and using this website you acknowledge that you have read, understood and agree to comply with these terms of use.




Reservation Policies


1. Check-in / Check-out

a) We normally prefer to welcome our guests face to face but it's not always possible Check-ins will most likely be self-check-in method which we send 2 days before your arrival. Nonetheless, we will try to, as much as possible, welcome you taking all safety precautions.

b) Check-ins starts at 15.00 unless previously arranged an earlier check-in time.

c) Check-outs are until 12.00. If no prior notice or agreement on late check-out, a cleaning team will come to clean the apartment around 12.00. We expect the apartment to be vacant at that time. Failure to do so will result in additional charges.

d) If your arrival is delayed, please contact the person whose contact details were provided in the booking confirmation, so that we can arrange alternatives to receive you. If you do not contact us, you may not be able to access the property. If for any reason you do not show up at the check-in date and do not inform us of your intention by 12.00 the following day, we can treat the reservation as having been cancelled by you.


2. City Tax

a) City Tax is a legal requirement and must be paid during the stay (2€/per person/night, up to 7 nights, children under 13 do not pay).

b) Airbnb collects city tourism taxes directly from guests. Booking, VRBO, MisterB&B, Agoda and other platforms do not. If you make a direct booking through our website we will also need to collect these taxes.

c) Please prepare to pay this amount upon check-in.


3. Additional services

The following services are not included in your reservation price:

a) In the apartment we have a small private wine cellar with red/white wines from different Portuguese regions – we have carefully selected these and they represent some of our favourites. Please leave the cash inside the wooden small box in the living room, we trust you :)

b) Reservations with more than 5 nights have a one towel change included. Shorter stays do not have these services included but can be arranged with additional charges. An intermediate cleaning usually takes between 30-40min and we please ask you to vacate the apartment during that time.

c) If you need a late check-out, please ask for one in advance. If there are not any guests arriving that day we will try to accommodate. Late check-outs will have additional costs. If a late check out is not possible, you may use our luggage store service (please ask us how!).

d) Similarly, if you need an early check-in and/or late check-out please contact us in advance so we can check for availability. Please note it will have additional costs.

e) Upon request we can provide baby cots. Please note we charge 25€ for it (it includes: baby cot, high chair, baby towel and baby amenities).


4. Long-term stays (1 month +)

a) There is a mandatory fortnightly cleaning and linens & towels change for long-term stays – 80€ per month (not included in reservation price), which encompasses two cleanings.

b) Utilities (water and electricity) are not included in the price reservation price of long-term stays, which are estimated at 200€ per month (60€ for water and 140€ for electricity). We expect you to pay for the actual costs and we will share with you water and electricity invoices so there is full transparency on your consumption.


5. Cancellations

a) In case of bookings through Airbnb, Booking, Plum Guide or VRBO, the booking platform cancellation policies apply.

b) In case of direct bookings:

• Free cancellation until 5 days before check-in date.

• After that, you'll be charged the full amount.

c) We are not in the business of making money through cancellations. We want to host you and that you have the time of your life in Porto and while staying at our apartment. If for any reason you need to cancel, please bear in mind your rational for doing so and the cancellation policy described but do contact us so that we can find an alternative that doesn’t imply you losing money because of it.

d) If due to problems with the property, or for reasons of force majeure, we must cancel your reservation, the money received to date will be returned in full.


6. Group Responsibility

a) You agree that the property is given to you for normal use of your holiday stay and for that reason the return of the property will have to be delivered in a similar condition to the one you received it, and in reasonable cleaning conditions, and that, therefore, during the stay; will watch over the property, namely will not allow damage to walls, ceilings, doors, shutters, etc; you will look after your belongings, utensils, accessories, electrical and electronic equipment and furniture. Agree that smoking is not permitted inside the property.

b) You agree that any damage caused to the property by you or the group for which you are responsible, or in adjacent properties will be your responsibility by virtue of representing the group, and for that reason  additional charges might be asked. 

c) You agree that a delay in check-out, if not previously communicated, may entail significant costs for the property manager and for that reason additional charges might be asked.
